Alternative documentation options for self-employed borrowers

Self-employment can create an income story that does not look like a regular payslip. Start by describing how your business earns, which records are available and what you want to achieve. Alternative documentation may provide a different way to evidence income for a particular lending product. We can discuss the property involved and the questions to resolve before preparing an application. The approach depends on the lender, the product and your circumstances. Income evidence is considered alongside your commitments, expenses and ability to meet the proposed repayments over the term.

When this is worth discussing

Alternative (alt doc) pathways are usually discussed when income comes through a business rather than regular payslips. If your records don’t fit a standard documentation pattern — for example, variable drawings, seasonal cashflow, or accounts prepared differently — it is worth describing how the business actually operates before assuming which option applies.

What alternative evidence can look like

Depending on the lender and product, income may be supported by records such as Business Activity Statements, accountant declarations or letters, or an assessment based on bank statements. The mix that applies is set by the specific product being discussed — it is not a universal checklist, and it is never “no documentation”.

What to prepare

  • How you earn and how the business receives income
  • ABN and trading structure, if you have one
  • Available records: BAS, accountant letters, bank statements
  • The property or security you have in mind
  • Approximate amount and timing

How the discussion progresses

Describe the business and available records in your enquiry. We can then clarify which documentation approach the relevant product uses, what a lender will assess, and what happens next. Deposit requirements, security and other criteria are confirmed for the specific option being considered — they are not uniform across alt doc products.

Build a clear business picture

Explain what the business does, how customers pay and whether income changes through the year. Distinguish turnover from the income available to support personal repayments. If current records look different from previous periods, explain why. A change in ownership, a new contract or a shift in operating costs may need context. Include the role of each entity if income moves between a company, trust and individual. Accurate explanations help identify what needs further evidence. Estimates should be labelled as estimates, and documents should reflect the business as it operates rather than a figure selected to fit an application.

Compare documentation approaches

Full Doc, Alt Doc and Lite Doc are descriptions used differently across the market. A product name alone does not establish which records a lender accepts. Ask whether your existing records are suitable, what period they must cover and whether supporting explanations are required. Where an accountant is involved, clarify the requested scope before asking them to prepare a letter. Business and personal statements may answer different questions. Using alternative records does not remove checks on existing debts, living costs, property security or the broader financial position. A useful comparison also considers term, fees and repayment flexibility.

Plan beyond the application

Consider whether the proposed repayments remain manageable if business income falls or operating costs increase. If you expect to refinance when financial accounts become available, discuss that intention without treating a future refinance as certain. For a purchase, explain contract or auction dates before making a commitment. For a refinance, include the current loan balance and potential switching costs. Ask which conditions would remain after an initial assessment and how changes in the business should be communicated. Keeping the income explanation and property goal connected makes the next conversation more useful than choosing a documentation label in isolation.

A useful first conversation

Begin with a short summary rather than sending detailed financial or identity documents in a first message. Tell us the best way to contact you and any dates that affect your plans. We can clarify the information needed and how it should be supplied securely. Ask what remains to be assessed, which parties are involved and what the next step means before making a commitment.

Conditions to keep in mind

Alternative documentation does not mean no documentation or automatic approval. Some products assessed on alternative evidence for homes are still secured loans; do not assume different income evidence changes security requirements. Eligibility remains subject to lender assessment.

Questions

Common questions about this enquiry

Is alt doc easier to qualify for?

It uses a different documentation approach, not a lower standard. Eligibility still depends on the assessment of the specific product and your circumstances.

Is an alt doc home loan unsecured?

Do not assume that different income evidence changes security requirements. Ask about the specific product — secured and unsecured options are different finance types.

Which records should I prepare?

Tell us what records you already have (BAS, accountant letters, bank statements) so the requirements for the relevant option can be clarified before anything is prepared.

Can my income vary through the year?

Explain the pattern and the records supporting it. Seasonal or variable income needs context and assessment; it does not establish eligibility on its own.

Should my accountant prepare a letter first?

Ask which product requirements apply before commissioning a letter. The lender may specify its format, period and supporting evidence.
